Gorski kotar, Delnice - jedinstvena nekretnina u RH, Planinski centar Petehovac

Na jedinstvenoj lokaciji u Republici Hrvatskoj i na nadmorskoj visini od 1050 m nalazi se poznati planinski centar i skijalište Petehovac.

Ono što je svakako dodatna prednost postojećeg centra je vlastita vučnica duljine 300 m sa noćnom rasvjetom, na vrlo preglednom i otvorenom stazom dužine cca 350m. Vučnica je u potpunosti na novo napravljena 2004.god., te posjeduje građevinsku dozvolu i tehnički projekat. Podloga staze se ljeti čisti od kamenja te se livada održava, tako da je dovoljno svega 20-tak cm prirodnog snijega kako bi sezona skijanja bila otvorena. Za one koji ne skijaju, tu se nalazi i sanjkalište koje već prvim snijegom
broji brojne posjetitelje.

Na terenu su smještene dvije zgrade sa smještajnim kapacitetom, od čega je jedna zgrada glavna i upravo ona je početak ove divne priče.
Davne 1939. godine Delničko planinarsko društvo započelo je gradnju planinarskog doma na mjestu sadašnjeg planinskog centra. Dom je završen 1945., a zbog potreba međunarodnog natjecanja Kurikkala cup 1962. izgrađena je depadansa te prva žičara i skijaški tereni u Hrvatskoj. Zbog svoje iznimne ljepote 1963. g. to područje je zaštićeno i proglašeno značajnim krajolikom.

Zgrada je u potpunosti srušena i na novo izgrađena 2004. god. , a prema uvjetima građevnog odjela za to područje koje je zaštićeno, dobila je status "Znacajni krajolik".
Građevina je tlocrtne površine 360 m2, a ukupne iskoristive površine 720 m2 + prostor u podrumu gdje su smješteni tehničke prostorije.
Sastoji se od podrumskog dijela, prizemlja i kata. U podrumu se nalazi kotlovnica, praonica, skladišni prostori, prostor za osoblje i sauna.
Na prvom katu zgrade nalazi se recepcija, kuhinja, toaleti za goste, restoran, vanjska natkrivena i velika otvorena terasa. Restoran je kapaciteta za cca 100 osoba u unutarnjem zatvorenom prostoru i nerijetko se u njemu osim obiteljskih, sportskih i poslovnih druženja održavaju i razne svečanosti. Dodatni veći kapacitet se nalazi na vanjskim terasama.
Na zadnjoj etažu su smještene sobe, kojih je ukupno 12 i svaka ima svoju vlastitu kupaonicu.
Grijanje u cijeloj zgradi je centralno (lož ulje, drvo ili peleti, sve mogućnosti su otvorene).

Kako je Planinski centar Petehovac zaista vrlo posjećeno mjesto, postojeći kapacitet smještajnih jedinica nije bio dovoljan, te je 2019. god. u potpunosti obnovljena stara pomoćna zgrada. Tlocrtne površine je ukupno 226,11 m2, dok je ukupna iskoristiva površina 452 m2. U ovoj zgradi je centralno grijanje na lož ulje.
Zgrada se sastoji od suterenskog dijela, prizemlja i kata. U jednom dijelu suterena je smještena kotlovnica, praonica, ostava, soba i kupaonica za osoblje i manji skladišni prostor. U prizemlju zgrade se nalazi manja kuhinja, dvorana za sastanke ili teretana, te 4 spavaće višekrevetne sobe svaka sa svojom kupaonicom, od čega tri sobe imaju izlaz na natkrivenu terasu.
Na gornjoj etaži, koja ima zaseban vanjski ulaz nalaze se 4 prostrane sobe, višekrevetne, svaka sa vlastitom kupaonicom, te jedna od soba ima izlaz prostranu terasu sa predivnim otvorenim pogledom na grad Delnice i okolne planine.
Ispred ove zgrade smješten je u staklenoj stijeni zatvoreni jacuzzi koji je zaista idealno mjesto za opuštanje jer se nalazi u srcu šume sa idiličnim i jedinstvenim pogledom.

Ukupni smještajni kapacitet u obje zgrade je 72 ležaja.

Na terenu oko zgrada nalazi se veliki i prostran parking za više desetaka automobila, garaža, spremište i skladište, spremište za ratrak površine 42 m2, dodatna nadstrešnica ispred restorana površine 45 m2, te temelji stare zgrade koju je moguće rekonstruirati i obnoviti, a struja, voda i sabirna jama su već dovedene do same nekretnine. Back in 1939, the Delnice Mountaineering Society began the construction of a mountain lodge on the site of the current mountain center. The lodge was completed in 1945, and due to the needs of the international Kurikkala Cup competition, an annex was built in 1962, as well as the first cable car and ski slopes in Croatia. Due to its exceptional beauty, in 1963 the area was protected and declared a significant landscape.

The building was completely demolished and rebuilt in 2004. , and according to the conditions of the construction department for that area that is protected, it received the status of "Significant Landscape".
The building has a floor plan area of 360 m2, and a total usable area of 720 m2 + space in the basement where the technical rooms are located.
It consists of a basement, ground floor and first floor. In the basement there is a boiler room, a laundry room, storage spaces, a staff area and a sauna.
On the first floor of the building there is a reception, kitchen, guest toilets, restaurant, outdoor covered and a large open terrace. The restaurant has a capacity for about 100 people indoors and is often used for various festivities, in addition to family, sports and business gatherings. An additional larger capacity is located on the outdoor terraces.
On the top floor there are rooms, of which there are a total of 12 and each has its own bathroom.
Heating throughout the building is central (heating oil, wood or pellets, all options are open).

As the Petehovac Mountain Center is really a very visited place, the existing capacity of accommodation units was not enough, and in 2019. Completely renovated old auxiliary building. The floor area is a total of 226.11 m2, while the total usable area is 452 m2. In this building there is central heating on heating oil.

The total accommodation capacity in both buildings is 72 beds.

In the area around the buildings there is a large and spacious parking lot for dozens of cars, a garage, a storage room and a warehouse, a storage room for a snow groomer of 42 m2, an additional canopy in front of the restaurant of 45 m2, and the foundations of an old building that can be reconstructed and renovated, and electricity, water and a collection pit have already been brought to the property itself. This could further increase the usable surface capacity of the accommodation, because the construction of P+1 is allowed.
