Građevinsko zemljište s dozvolom za kuću s bazenom, u prvom redu do mora, na prodaju

Na prodaju nudimo zemljište površine 605m2, smješteno u mjestu Marina, u prvom redu do mora. Uz ovo zemljište ide građevinska dozvola za obiteljsku kuću s bazenom i dvije dodatne samostojeće građevine, od kojih bi jedna bila u funkciji garaže, a druga, ukopana ispod bazena, u funkciji tehničkog objekta sa strojarnicom. Projekt podrazumijeva zamjenu postojeće stambene građevine. Drugim riječima, postojeća stambena građevina će se u potpunosti ukloniti i predviđena je izgradnja nove građevine.

Predviđeno je da kuća na koju se odnosi građevinska dozvola ima tri etaže, odnosno prizemlje, prvi kat i drugi kat. Etaže bi bile povezane dizalom i unutarnjim stepeništem.

U prizemlju kuće bi se nalazile sljedeće prostorije:
- Hodnik
- Ulazni prostor s garderobom i WC-om
- Dio s vertikalnim komunikacijama, odnosno s liftom i stepeništem
- Prostorija otvorenog koncepta s dnevnim boravkom, kuhinjom i blagovaonicom

Na prvom katu kuće bi se nalazile sljedeće prostorije:
- Hodnik s vertikalnim komunikacijama, odnosno s liftom i stepeništem
- Praonica rublja
- Dvije spavaće sobe, svaka s vlastitom kupaonicom i garderobnim ormarom
- Balkon, orijentiran na jugozapad, na kojeg izlaz imaju gore navedene spavaće sobe

Na drugom katu kuće bi se nalazile sljedeće prostorije:
- Hodnik s vertikalnim komunikacijama, odnosno s liftom i stepeništem
- Terasa, orijentirana sjeveroistočno, na koju se izlazi iz hodnika
- Dvije spavaće sobe, svaka s vlastitom kupaonicom i garderobnim ormarom
- Balkon, orijentiran na jugozapad, na kojeg izlaz imaju gore navedene spavaće sobe

Iz svih dnevnih prostora omogućen je kontakt s vanjskim prostorom preko staklenih stijenki. Krov kuće je isključivo za korištenje u svrhu servisa tehničke opreme i/ili popravka slojeva krova, gromobranske instalacije i sl.

U sklopu okućnice kuće, površine 426,8m2, nalazit će se:
- Terasa, površine 118,2m2, s nenatkrivenim dijelom s već spomenutim bazenom, maksimalnih dimenzija 8.4 x 3.7m i prostorom za sunčanje ili druge aktivnosti i s natkrivenim dijelom za blagovanje ili slično

Postojeća stambena građevina je u neprekidnom korištenju tako da je priključena na sljedeću komunalnu infrastrukturu:

- Elektroenergetski sustav, distributer HEP
- Telekomunikacijska mreža

S obzirom na to još uvijek nije izgrađen javni sustav odvodnje do izgradnje istog moguća je izgradnja objekta s ugradnjom uređaja za pročišćavanje sanitarnih otpadnih voda i ispuštanje pročišćenih sanitarnih otpadnih voda u prirodni prijemnik.

Građevna čestica je pravilnog, pravokutnog oblika i omeđena je s jugozapadne strane prometnicom, a s jugoistočne i sjeverozapadne strane a dvije izgrađene građevinske čestice. Teren pada od sjeveroistoka u smjeru jugozapada nagibom od 35%. Visinska razlika sjeveroistočne i jugozapadne granice parcele je veća od 13m. Kolno pješačko priključenje parcele na javnu prometnicu je ostvareno na jugozapadnom dijelu građevne čestice.

Postojeće stanje:
Kolni pristup i glavni pješački ulaz na česticu su s jugozapada. Visinska razlika na terenu je savladana vanjskim stubištem uz građevinu. Postojeća stambena građevina katnosti E = P+2, pokrivena je dijelom kosim, a dijelom ravnim krovom. GBP prizemlja je 51,86m2, GBP 1. kata je 84,11m2, a GBP 2. kata je 65,73m2. GBP ukupno (zgrada stambene namjene – prema snimci izvedenog stanja) iznosi P (A) = 201,79m2. Visina postojeće građevine je 8,84m.

Projektirano stanje:
Stambena kuća (građevina osnovne namjene) postavljena je u smjeru sjeveroistok-jugozapad. Građevina ima 3 etaže (P+2) i najveću visinu od gotovog uređenog terena uz zgradu do vijenca (gornja kota nosive konstrukcije zadnjeg kata) od 9,5m. Pomoćne građevine i zelene terase kaskadno prate prirodni teren. Maksimalna visina građevine osnovne namjene je 9,5m (dopušteno max. 9,5m). Svijetla visina prizemlja stambene građevine je 2,69m na najvišem i 2,34m na najnižem dijelu. Svijetla visina 1. i 2. kata je 2,60m. Svijetla visina u garaži je 2,40m. We are selling a plot of land with an area of 605m2, situated in the town of Marina, in the first row to the sea. The property includes a building permit for building a family home with a pool and two additional constructions, separate from the main one, one of which is to be used as a garage, and the other, located under the pool, as a technical facility with an engine room. The project implies the replacement of an existing residential construction. In other words, the existing residential construction will be completely removed, and the new house is to be constructed.

The building permit pertains to a house with three floors, i.e. ground floor, first floor and second floor, connected by a lift and an internal staircase.

Wir verkaufen ein 605m2 großes Grundstück in der Stadt Marina, in der ersten Reihe zum Meer. Das Grundstück umfasst eine Baugenehmigung für den Bau eines Einfamilienhauses mit Pool und zwei zusätzlichen Gebäuden, die vom Hauptgebäude getrennt sind, von denen eines als Garage und das andere, das sich unter dem Pool befindet, als technisches Gebäude mit Maschinenraum genutzt werden soll. Das Projekt sieht den Ersatz eines bestehenden Wohngebäudes vor. Mit anderen Worten, das bestehende Wohngebäude wird vollständig entfernt und das neue Haus soll gebaut werden.
