We are acting as intermediaries in the sale of a building plot in Kukljica, on the island of Ugljan, situated on a gentle slope in an excellent location, only 80 meters from the sea and the Gnojišta bay.

The plot is suitable for an apartment house, a holiday home, or a villa with a swimming pool. It has direct road access where electricity and water connections are available.

The building plot, located in the cadastral municipality of Kukljica, falls within the S1 zone – a sparsely built part of the settlement, marked with a light yellow grid in the planning documents, visible in the graphic section of the analysis.

The plot is irregular in shape, with a total area of 875.00 m². It measures 3.80 meters at its narrowest part (where it exits onto the main road) and 25.20 meters at its widest. PLOT UTILIZATION

If the terrain slope exceeds 12%, the maximum allowable height increases to 9.5 meters.

The maximum building coverage (construction coefficient) of the plot is 0.30. The utilization coefficient (above ground) is 0.6, and if an underground level is included, the total coefficient may reach 1. The maximum gross above-ground building area is 400.00 m².

When designing the building, it must be set back at least 5.00 meters from the road and 3.00 meters from neighboring boundaries.

The area between the road and the building can be used for parking.

The minimum number of parking spaces that must be provided is 1.5 per apartment. Additionally, at least 20% of the plot must be landscaped with native plant species.
