Building and Construction Conditions – UPU Lukovo (NA 1–51):

1. Plot shape and size
Minimum plot size:
300 m² for existing buildings
500 m² for new constructions

2. Building purpose
Tourism and hospitality buildings in the mountain areas are intended for accommodation and/or catering facilities.
Auxiliary and commercial buildings (especially service-oriented businesses) are permitted.
Conversion of existing buildings for tourism purposes is allowed under the same conditions as for new constructions.
Hotels, guesthouses, holiday resorts, motels, and similar tourism facilities may not be converted into residential properties.

3. Building dimensions
Maximum building coverage coefficient (kig): 0.3
Maximum utilization coefficient (kis): 0.6
Maximum building footprint: 300 m²
Maximum number of above-ground floors: 2 (ground floor + first floor/attic)
On sloped terrain over 30%, a basement larger than 1/3 of the building's footprint may be built for auxiliary purposes (garage, storage, etc.)

4. Building placement on the plot

Vehicular access must be provided via a public road (minimum width 4.5 m) or a private access road (minimum width 3 m)
Pedestrian access up to 200 m is allowed only in exceptional cases

8. Utility and infrastructure connections
Utility connections must comply with the provisions of UPU Lukovo
Until the water supply and sewage systems are built, water cisterns and septic tanks must be constructed in accordance with the conditions of the competent authorities
