CRIKVENICA - Apartment house with panoramic sea view

Crikvenica, an apartment house with four residential units and approximately 260 m² of usable area, located in an area where tourism does not stop after August. All apartments are air-conditioned, so the space can be adapted to both summer and winter conditions without major costs.
The courtyard is arranged in a cascade, with clearly defined zones for living, barbecue and relaxation. The garage and an additional six parking spaces solve a situation that often creates a problem for guests in practice, especially in the peak season when public space is limited. The connection to the city sewerage is gravity-fed, which in the long term means fewer technical interventions.
Crikvenica has stable tourist traffic even outside the main season, and good road connections with Rijeka, about 20 kilometers away, and Zagreb, about a two and a half hour drive away, expand the base of potential guests for weekend arrivals and shorter stays.
The level of maintenance should be taken into account. A facility with four units, a swimming pool and a high category requires continuity in management and attention to detail, because without it, the competitiveness in the rental market and the price of overnight stays decreases.
The house is sold fully furnished, with an existing business and a valid categorization, which allows the rental to continue without downtime and additional investments at the start.
