U Zambratiji,  nekada malo ribarsko selo, a danas  jedno od najpoznatijih turističkih naselja na ovom području, prodaje se ova prekrasna vila.
ARHITEKTONSKI OPIS ZGRADE
Tlocrtna dispozicija
Glavni ulaz i kolni prilaz građevini se nalaze sa njegove zapadne strane, s postojeće ulice, a prostor za garažu sa spremištem i teretanom u podrumskoj etaži objekta.
Prizemlje kuće se sastoji od ulaznog prostora na zapadnoj strani, sobe za goste s kupaonicom na sjevernoj strani objekta i jedinstvenog prostora dnevnog boravka, kuhinje i blagovaonice koji je s južne strane vezan na terasu orjentiranu prema moru, a sjeverno prema vrtu i otvorenoj terasi.
 
U ulaznom prostoru, kojem pristupamo zapadno preko vjetrobrana, prisutan je vrt na sjevernoj strani kuće. Soba za goste je povezana s ulaznim prostorom preko predsoblja iz kojeg se ulazi i u kupaonicu. Na zapadnom dijelu objekta, osim spomenutog vjetrobrana, sjeverno se nalazi wc, a južno sprema i gospodarski prostor vezani za kuhinju. Sa zapadne strane južne terase, vezane na kuhinju i gospodarski dio, postavljena je ljetna kuhinja natkrivena volumenom gornje etaže.
 
Stepeništem koje je vidljivo iz dnevnog boravka, pristupa se gornjoj etaži. Ona sadržava tri spavaće sobe s kupaonicama, garderobu na zapadnoj strani kuće i zajedničko predsoblje. Krov dnevnog boravka je dijelom prohodna ograđena terasa, a dijelom zeleni krov.
Konstrukcija
Temeljenje građevine izvedeno je na armirano betonskim trakastim temeljima širine 60cm.
 
Nosivi zidovi prizemlja debljine 20 cm u cijelosti su izvedeni od armiranog betona. S vanjske strane prizemlja se nalazi kameni prefabricirani zid koji se termoizolacijom debljine 6 cm naslanja na spomenuti AB nosivi zid. Zidovi na katu su izvedeni od termobloka s termoizolacijom s vanjske strane, te s armiranobetonskim vertikalnim i horizontalnim serklažima. Međukatne stropne ploče su izvedene kao pune armiranobetonske debljine 20 cm.
 
Krov iznad kata je ravna neprohodna terasa, a iznad prostora dnevnog boravka u prizemlju ravna prohodna terasa u kombinaciji sa zelenim krovom.
 
Pregradni zidovi izvedeni su od šupljih opeka debljine 6,5 cm u cementnom mortu M – 25.
 
Svi podovi izvest će se kao plivajući. U ovoj fazi je izveden estrih u svim prostorijama.
 
Unutarnji zidovi su gletani.
 
Svi prozori i vanjska vrata su aluminijski, ostakljeni IZO staklom 4+12+4 mm.

ARCHITECTURAL DESCRIPTION OF THE BUILDING
Layout layout
The main entrance and driveway to the building are located on its west side, on the existing street, and a garage space with storage and gym in the basement of the building.
The ground floor consists of an entrance area on the west side, a guest room with a bathroom on the north side of the building and a unique living room, kitchen and dining room which is connected to the sea-facing terrace on the south side and the garden and open terrace to the north.
In the entrance area, which is accessed west via the windshield, there is a garden on the north side of the house. The guest room is connected to the entrance area via an entrance hall from which one enters the bathroom. In the western part of the building, in addition to the mentioned windshield, there is a toilet to the north, and to the south there is an economic space related to the kitchen. On the west side of the south terrace, connected to the kitchen and the economic part, there is a summer kitchen covered with the volume of the upper floor.
A staircase that is visible from the living room leads to the upper floor. It contains three bedrooms with bathrooms, a dressing room on the west side of the house and a common entrance hall. The roof of the living room is partly a passable fenced terrace, and partly a green roof.
Construction
The foundation of the building was made on reinforced concrete strip foundations 60 cm wide.
The load-bearing walls of the ground floor, 20 cm thick, are made entirely of reinforced concrete. On the outside of the ground floor there is a prefabricated stone wall which rests on the mentioned AB load-bearing wall with thermal insulation 6 cm thick. The walls on the first floor are made of thermoblocks with thermal insulation on the outside, and with reinforced concrete vertical and horizontal circles. Mezzanine ceiling slabs are made of solid reinforced concrete 20 cm thick.
The roof above the first floor is a flat impassable terrace, and above the living room on the ground floor is a flat passable terrace combined with a green roof.
Partition walls are made of hollow bricks 6.5 cm thick in cement mortar M - 25.
All floors will be reported as floating. At this stage, screed was performed in all rooms.
The inner walls are plastered.
All windows and exterior doors are aluminum, glazed with IZO glass 4 + 12 + 4 mm.
The distance from the border is 14 km and 4 km from the town of Umag.

Istrien - Umag – Zambratija In Zambratija, einst ein kleines Fischerdorf und heute einer der bekanntesten Touristenorten in der Gegend, steht diese wunderschöne Villa zum Verkauf.
ARCHITEKTONISCHE BESCHREIBUNG Grundrissdisposition
Der Haupteingang und die Zufahrt zum Haus befinden sich auf seiner Westseite, von der bestehenden Straße. Der Raum für die Garage mit einem Abstellraum und einem Fitnessstudio ist im Untergeschoss des Hauses.
Im Erdgeschoss der Villa gibt es einen Eingangsraum auf der Westseite, ein Gästezimmer mit eigenem Bad auf der Nordseite des Hauses und einen Open-Space-Bereich mit Wohnzimmer, Küche und Esszimmer, der nach Süden mit einer zum Meer ausgerichteten Terrasse und nach Norden mit dem Garten und einer unüberdachten Terrasse verbunden ist. 
Im Eingangsbereich, der durch einen Windschutz auf der Westseite erschlossen ist, gibt es einen Garten auf der Nordseite des Hauses. Das Gästezimmer ist über einen Vorraum mit dem Eingangsbereich verbunden, von dem aus man das Badezimmer erreicht. Im westlichen Teil des Hauses befindet sich neben dem erwähnten Windschutz auch eine Toilette im Norden und ein mit der Küche verbundener Abstellraum und Hauswirtschaftsraum im Süden. Im Westen von der südlichen Terrasse, die mit der Küche und dem Hauswirtschaftsraum verbunden ist, befindet sich eine Sommerküche, die mit dem Volumen des Obergeschosses bedeckt ist.
Eine vom Wohnzimmer aus sichtbare Treppe führt in das Obergeschoss. Es enthält drei Schlafzimmer, je mit eigenem Badezimmer, ein Ankleidezimmer auf der Westseite des Hauses und einen gemeinschaftlichen Vorraum. Das Dach des Wohnzimmers ist teilweise eine begehbare eingezäunte Dachterrasse und teilweise ein Gründach.
Alle Fenster und Außentüren sind aus Aluminium mit 4+12+4 mm Wärmeschutzverglasung.
Die Villa liegt 14 km von der Grenze und 4 km von der Stadt Umag entfernt.
